Case Study: Condominium Complex - West Coast, FL | Hammerhead™️ Aluminum Flood Barriers


CLIENT:

A luxury waterfront Condominium Complex located on the west coast in Naples, Florida, is known for its upscale amenities and picturesque views of the Gulf of Mexico. In recent years, however, Naples has seen increasingly more intense hurricane seasons, flash floods, storm surges and severe weather events as a result of climate change.

The city has faced recurrent challenges from heavy weather events causing hazardous flooding to the condo complex.

With large bodies of water on both sides of the property, it has battled with flooding in the past from Hurricane Ian and contacted Garrison Flood Control to consult with our flood specialists.

Our team worked closely with the Property Management Board on which flood mitigation system would be required to protect the property grounds, non-residential areas, entryways, electric rooms and ventilation stations.


THE CHALLENGE: Hurricane Ian and Flood Damage

Hurricane Ian made landfall in southwest Florida, resulting in severe flooding and power outages affecting over a million people.

In April 2023, the Property Management Division and Board at the condominiums contacted Garrison for assistance with guidance on a reliable and effective flood mitigation system for their unique specific requirements.

Naples, being in a designated flood-prone zone, witnessed several notable hurricanes and storms that had previously caused significant damage to the waterfront condominium complex.

With hurricane season still in high affect from August through November, which typically brings the worst storms to Florida, time was of the essence. The complex required flood protection at several critical non-residential access points, including a nearly 15 foot entryway.

The focus of this flood protection project was to protect important entryways, electrical rooms, vent openings, and backup generators to ensure the property and infrastructure were safe and operational during large storms.

THE GOAL:

While the overarching project goal was to provide flood mitigation across much of the property, specifically non-residential areas. The primary objective was to safeguard the properties key infrastructure with a focus on the electrical stations, including electrical rooms, backup generators, and automatic entryway doors.

The project required a rapidly deployable flood wall that can be installed in the advance of a storm or even moments before a severe flood threat.

THE SOLUTION:

The Hammerhead™️ Aluminum Stackable Flood Log System

The Flood Tech Team at Garrison visited the condominium complex and grounds in June of 2023 to assess the most flood vulnerable locations, and to closely examine each entryway while taking detailed measurements of each location requiring protection.

It was then carefully determined that the best product for this particular situation would be the Hammerhead Aluminum Flood-Log System, renowned for its effectiveness and reliability in managing water intrusion.

Flood Control Barriers at Building Utility Stations

Garrison’s Tech Team determined that minor masonry work was necessary to enhance the seal at each non-residential entryway access door to ensure a flat, smooth surface for a tight seal-off. This is very important to create a watertight seal.

Additionally, some electrical A/C lines needed to be moved to properly install the Hammerhead System and protect the conduit stations.

In July, Garrison received approval from the Board and Committee to proceed with the flood control project and requested our installation services for the Hammerhead system.

The Flood Installation Team at Garrison worked diligently to assist in the meticulous preparation of entryways and the proper installation of these essential flood control barriers.

Thanks to Garrison's experienced installation team, they were able to ensure the comprehensive and successful implementation of an effective, tested and durable flood protection system, providing peace of mind to the property management division and board of directors.
